Rules & Regulations For Ardlui Holiday Home Park Caravans

1. The Sale of Caravan Holiday Homes

The private sale of caravans on the park is strictly forbidden without the prior permission of the park owners. A 15% commission of the full on-site value of the caravan, i.e., the selling price is payable to the park if the caravan is to be sold on-site. The buyer must make the full payment for the purchase of the caravan holiday home to the park owners, who in turn will pay the seller less the Commission. The 15% Commission + vat will be calculated on the selling price or on the full on-site market value of the caravan holiday home, whichever is the highest. Any caravan holiday home changing ownership without prior permission and commission paid will be automatically removed and not allocated a position on the park. Any caravan aged 15 years or more will not be permitted to be sold on-site, therefore any owner considering selling their caravan in that age bracket would be required to advertise it for sale off-site. A charge will be levied for any old caravan that the owners wish to dispose of, or remove from site.

2. The Removal of Caravan Holiday Homes

Any caravan holiday homeowner, who wishes to remove their caravan from the Caravan Park, should wherever possible, give the caravan park owner's 3 months notice. A charge will be levied for the disconnection and removal of the caravan from its pitch onto the hard standing area.

3. Insurance

The caravan holiday home is the responsibility of the owner, and therefore must be fully insured against all perils at full replacement value. The British holiday and home parks association recommended insurance company is the compass caravan holiday home insurance scheme, managed by Jardines Insurance Brokers Ltd. The Ardlui Caravan Park and all caravans are insured with this company. Renewal date for yearly cover is July 1st. Any caravan holiday homeowner having been paid out by the insurance company for a replacement caravan in the case of a total write off must comply by replacing the caravan and removing the original unit from the site.

4. Terms and Conditions

Caravan holiday homeowners shall observe and perform all the requirements of the park owners, the local authority, the fire authority, and the planning authority.

5. Sub Letting

Sub-letting of a caravan is only possible by prior permission of the park owners. The caravan owner will be responsible for ensuring that the persons to whom the caravan is to be sub-let are first made fully acquainted with the rules and regulations of the park, and thereafter abides by them in full. Only caravans under 8 years old, of a high standard with full facilities, and fully equipped to tourist board recommendations may be sub-let.

6. Overcrowding

The number of persons occupying a caravan holiday home shall not exceed the number for which the unit was designed.

7. Cleanliness

Each caravan holiday homeowner is responsible for the cleanliness of the pitch and it's surroundings. Caravans must be maintained in good order internally and externally.

8. Ground Maintenance

Ground maintenance surrounding caravans is the responsibility of the caravan owner. Where-upon it is considered that a caravan pitch has been neglected, i.e. grass left uncut and in an untidy state, employees of the caravan park shall undertake to carry out such work that is necessary to keep the pitch in an acceptable condition. This shall be charged to the caravan owner at £40.00 plus vat per time to a maximum of 4 times per year.

9. Fire Regulations

Caravan holiday homeowners must comply with the fire prevention instructions displayed or issued from time to time. Owners must install approved fire extinguisher and smoke detectors to their caravan holiday homes. External fires are forbidden. Boats parked in between caravans are a fire hazard! . In the event of a fire taking hold in a caravan, the fire could spread to the boat and then to the next caravan. For this reason it is against regulations to park or store boats in between caravan holiday homes.

10. Noise

In the interest of other park users, noise levels should be kept to a minimum, especially between 12pm and 9am. Please bear this in mind when playing music or when watching TV. during these hours.

11. Electricity Consumption

Maximum electricity consumption is restricted to 3kw. per caravan through a 16amp circuit breaker. If using bedroom heaters restrict the wattage to 5oo watts per heater. No electric cooking appliances are permitted. Any caravan owner repeatedly blowing fuses would have to be disconnected from the supply. Any caravan owner interfering with the supply for his or her own gain is dangerous and illegal. Offenders will be disconnected immediately and their right to remain on-site revoked.


12. Duplicate Keys and Burglar Alarms

A spare key for the caravan must remain on-site to enable entry to the caravan for the purposes of meter emptying, maintenance, gas checks, frost damage etc. Spare keys are kept in a security cabinet. Owners who have fitted alarm systems to their caravan must leave the alarm code with the park management to enable the silencing of the unit in case of false alarms and power cuts.

13. Calor Gas

2 Cylinders (full or empty) are allowed outside any one caravan at any time. Gas cylinders should be turned off at the regulator when not in use. Ardlui Caravan Park is a registered agent for calor gas sales, and prices are charged at calor gas recommended retail index price list. No other gas dealers, agents, or suppliers permitted to retail gas supplies on the Caravan Park.

14. Charges

All charges are payable in advance and must be paid on the days required by the park owners.

15. Boats

All fees relating to keeping or using boats on or from the caravan park must be paid in full before any craft be allowed to remain on either the park, mooring, jetty or marina. All craft must be registered with the Loch Lomond Park Authority prior to launching. Registration available at the hotel reception. The fire regulations strictly prohibit any boat to be parked or stored between caravan holiday homes.

16. Car Parking & Traffic Control

Cars must be parked in a neat and orderly fashion in the positions indicated by the park owners. All vehicles must be driven with great care whilst on the Caravan Park. No vehicles permitted to drive over grass areas. A speed limit of 5mph must be observed throughout the Park at all times.

17. Business Activities

No business, trade or profession may be exercised or carried out within the Caravan Park.

18. Waste Water & Sanitation

No wastewater to be discharged on the ground anywhere. Strict attention to sanitary detail is imperative, and the facilities must not be misused in any way. No strong bleaches or disinfectants to be used in sinks, showers, or toilets, as these seriously affect the running of the biological sewage treatment plant.

19. Frost Damage

It is the responsibility of the caravan owner to ensure that during the winter months adequate protection against frost has been taken to guard against serious water damage been done to their caravan holiday home. The owner should ensure that when leaving the caravan unattended, that the water has been shut off at the stop cock, the caravan drained down from the drain points, the water heater drained down per the units instructions and the toilet flushed with a cup full of antifreeze added to the bowl to prevent the toilet from freezing.

20. Refuse Disposal

Owners are responsible for all household refuse to be deposited in the refuse bins provided.

21. Temporary Buildings, Verandas, Porches and Fences

No temporary structures of any kind are permitted. Prior permission must be obtained from the park owners before any kind of additional structure is erected on or beside a caravan holiday home. Owners wishing to erect a fence of any description must have prior permission from the park owners.

22. Trees, Shrubs and Ground

No trees or shrubs shall be planted, cut down or removed without prior permission. No digging what-so-ever on the park as electricity cables run underground throughout.

23. Dogs

All dogs to be kept on leads at all times whilst on the park. Dog owners are responsible for their animals fouling on the park (PLEASE CLEAN UP AFTER THEM). For obvious reasons, dog owners are requested not to walk their dogs in the children's play area.

24. Firearms

No firearms or air rifles of any description are allowed on the park.

25. Post

All mail to be collected from the park warden's office or hotel.

26. Termination of Site Licence

Repeated violation of the above rules and regulations will result in the caravan owners right to remain on site being revoked.
